Fazenda Cachoeira da Grota sits high in the hills, 8 km from Conceição do Ibitipoca. Wake up to birdsong, have your coffee overlooking a mist-filled valley, and hike to waterfalls that are yours alone.
With just four apartments, your stay is intimate and peaceful — far from the crowds, but with every comfort: a full kitchen, Wi-Fi and a veranda facing Ibitipoca State Park.
And this is still a living farm: cattle graze freely on the hillsides, the traditional stable sits far enough away that you won't hear it from the apartments, and orchards full of fruit trees complete the idyllic scenery. All around, trails and country lanes invite you out for long walks in unspoilt nature.
Travelling from abroad? You're in the right place: your host Antonio lived in Austria for decades and speaks fluent English and German — a rarity in this region, where little English is spoken. He'll help you plan your trip before you even arrive.

Antonio — the host who speaks your language
Antonio was born just a few kilometres from here — and travelled the world before coming back. An electrical engineer, he spent decades in Austria building hydropower plants across the globe. Now retired and a father of four, he has returned to the hills where he grew up to welcome guests to the family farm.
Very little English is spoken around Ibitipoca — which makes Antonio your ideal base: he speaks fluent English and German, knows every trail and waterfall, and welcomes every guest personally.

The region
Ibitipoca: charming village, legendary park
8 km from the farm lies Conceição do Ibitipoca with its cobblestone streets, colourful colonial houses, cozy restaurants and craft shops. It is the gateway to Ibitipoca State Park — more than 1,400 hectares of marked trails, caves, crystal-clear natural pools and breathtaking viewpoints.
Spend the day exploring the park, then return to the calm of the farm for sunset.

The last 8 km are part of the adventure
From Conceição do Ibitipoca it's about 8 km of unpaved road through the hills — 20 to 30 minutes with cinema-worthy scenery. After rain, a higher-clearance car is recommended (see the video of the final stretch below).

What does a night cost?
R$ 180 from Sunday to Thursday and R$ 200 on Friday and Saturday, per apartment. The cleaning fee is R$ 40 per stay, charged in addition to the nightly rate.
How do I pay?
Cash only — please bring Brazilian reais with you. There is no cash machine at the farm.
What kind of car do I need?
It is about 8 km of unpaved road from Conceição do Ibitipoca, some 20 to 30 minutes. After rain we recommend a car with higher clearance. The video of the final stretch is in the “Getting there” section.
Can I visit the waterfalls without staying overnight?
Yes. Day use costs R$ 20 per person/day, children under 6 go free. We ask everyone to follow our house rules.
What is in the apartments?
